Key facts · Painting work

Painting work in Bochum and the Ruhr area

Painting is the job that fits between an empty flat and the handover date. Assuming you owe it at all.

In short

Painting work covers painting walls and ceilings, filling drill holes and making good damaged areas, usually ahead of a handover. D&E Umzüge prepares the surfaces, protects floors and fitted units, and applies solid coverage in the agreed colour, normally a neutral white.

Definition

What does painting work at move-out cover?

Painting at move-out is what usually falls under cosmetic repairs: painting walls and ceilings, filling drill holes, removing wall plugs, and making good cracks and damaged areas. The finish is normally solid matt white, because neutral surfaces give the least cause for complaint at handover.

Whether you owe this work at all is a question of your tenancy agreement and cannot be answered in general terms. Many older contracts contain clauses with rigid schedules that courts have in the past held to be invalid. D&E Umzüge cannot assess your contract, but does suggest it is worth having checked.

The sequence matters more than it appears. Painting happens after move-out and before the final clean, so that paint spatter and sanding dust do not land on cleaned surfaces. Where flooring work is also planned, painting comes first and the floor is laid afterwards.

Scope of service

What is included in the painting work?

The scope is set by area and condition, and individual rooms can be commissioned separately.

  • Covering and masking Floors, window frames, doors, radiators and fitted units are protected before work begins.
  • Drill holes and plugs Plugs are removed, holes filled, sanded and made good flush with the surface.
  • Making good damage Cracks, chipped areas and knocks are filled and blended in.
  • Priming Highly absorbent or filled areas are primed so the finish covers evenly.
  • Painting walls Solid coverage, normally two coats in matt white.
  • Painting ceilings Included, because otherwise the contrast with freshly painted walls is obvious.
  • Doors, frames and radiators Gloss work by arrangement where the condition calls for it.
  • Clearing up afterwards Masking materials are removed and the rooms handed over for the final clean.

FAQ

Frequently asked questions about painting work

How much does painting work cost?

The price depends on the area to be painted, the condition of the walls and the extent of making good required. Numerous drill holes, cracks or strong existing colours raise the effort considerably. D&E Umzüge issues a written fixed-price quote after the survey.

Do I have to paint when I move out?

That depends on your tenancy agreement and cannot be answered in general terms. Some cosmetic-repair clauses have been held invalid by the courts. D&E Umzüge cannot assess your contract legally, but recommends having it checked before commissioning the work.

When does the painting happen?

After moving out completely and before the final clean. Painting after cleaning puts spatter and sanding dust on freshly cleaned surfaces. Where flooring work is planned, painting comes first.

Are drill holes filled?

Yes. Plugs are removed, holes filled, sanded and made good flush with the surface. Where a wall has many holes, painting the whole surface makes more sense than patching, because filled spots otherwise show through.

What colour is used?

Normally solid matt white, unless otherwise agreed. White is the least contentious state at handover. Strong colours can be objected to by the landlord and need more coats to cover.

What is the difference from wallpapering?

Painting renews the colour of the existing surface. Wallpapering applies a new wall covering. Intact woodchip paper can usually simply be painted. Where the paper is damaged or lifting, Wallpapering is the appropriate service.

Are doors and radiators painted too?

By arrangement, yes, where the condition calls for it. Gloss work is listed separately in the quote, because it needs more preparation and longer drying times than wall painting.

Can painting be booked with the move?

Yes, and that is the norm, since the dates interlock. The team knows when the flat will be empty, and painting, flooring and the final clean run in the right order.
